   The Municipal Residential Elevator Maintenance Management Regulations stipulate that future residential elevator maintenance costs will be paid by the developer in advance. According to the specific floor of the community building, it is divided into 4 levels, and the maintenance cost of each unit ranges from 200,000 to 600,000 yuan. The fee is paid by the developer to a specially established bank account.

Elevator service life standard
   1. Elevators that meet one of the following conditions should be scrapped:

   (1) The building design has only one elevator (no backup elevator), and the service time is 15 years; there are 18 years of backup ladders;

   (2) Due to structural damage to the building or serious elevator accident, serious damage to the ladder equipment.

   (3) The building is severely inclined or subsided, causing the elevator to travel at a direction greater than 15° in the vertical direction.

   (4) The main mechanical parts are severely corroded, deformed or severely aged, and electrical equipment is damaged.

   (5) Others cannot guarantee the basic conditions for safe operation.

  3. Residential elevators that meet one of the following conditions can apply for an extension of retirement time, but the longest period of use shall not exceed 25 years.

         (1) The manufacturer’s warranty on the period of product obsolescence exceeds the provisions of paragraph 1 of Article 2;

   (2) For elevators that have been modified in the drive system, control system and hall (door) system, the elevator's functions and technical performance indicators are close to the level of newly installed residential elevators.

  4. For elevators that have reached the end of their retirement period and have not been updated, the owner shall apply to the elevator inspection agency for inspection, and the elevator inspection agency shall conduct technical appraisal of the elevator. If it is determined that it can continue to be used, the detection cycle is shortened to once every six months.

   5. In order to ensure the safety of residents boarding, residential elevators that meet the above-mentioned scrapping conditions should be stopped immediately. The main parts of scrapped elevators should be covered with waste materials and sealed by the inspection agency. Each elevator owner and elevator management unit shall raise funds in a timely manner, update or refurbish in time, and ensure safe operation.
